Replace Butterfly Gaskets

I have a minor vacuum leak from the butterfly gasket on my right carb and I wanted to do a good cleaning along with replacement of that seal.

First of all, my local Yamaha dealer wants to charge $5 per o-ring, is that a normal price?

Second, I don't know how to replace the seals! Is there a write up on here, or someone with experience that could give me some pointers?
 
Does the Stealership have them in stock? Because MikesXS has them for $5.95
+ shipping for 2pk.

I removed them and replaced them with ones I found at my local hardware store. I bought like 6 for $2. Tested them in gas as well, never became brittle or cracked.

Stealership would have to order them in. I am in Canada so Mikes doesn't help much, although XS650direct.com might work because if I recall correctly the 650 and 400 share carbs?

What part would I be looking for? I only have the part # 256-14997-00-00 and I don't see that on either site...
 
The part number on xs650direct and mikesxs is 48-5021. They SHOULD work but there are pretty good number of comments online saying that they don't seal as well as OEM.

I bought a set for my bike... so far no problems but I haven't ridden the bike for any distance at all.
They do not fill the gap between the shaft and the carb body. Supposedly they expand to fill the gap when exposed to vacuum.
I filled the gap with grease just in case. Still a little concerned that the grease might get sucked out eventually and start leaking.

In hindsight I would have bought the OEM seals to avoid the worry.
